If you’re thinking about selling a home in Columbia, SC, it’s easy to focus on the asking price or the date you want to move. But the decisions you make before listing can be just as important as what happens once the home goes on the market.

After more than 20 years in real estate, I’ve seen how a little planning can help homeowners avoid unnecessary expenses, delays, and frustration. Every property is different, but these are five mistakes I encourage sellers to think about before putting a home on the market.

Selling a Home in Columbia SC: 5 Mistakes to Avoid

What a neighbor’s house sold for last year is useful background, but it doesn’t tell the whole story. Buyers will compare your home with the properties they can see right now, as well as recent comparable sales.

I recommend looking at the home’s condition, location, features, recent sales, and active competition before deciding on a list price. Starting too high can make it harder to attract serious interest, and pricing low without a strategy isn’t the answer either.

2. Spending Too Much on Repairs Before Getting Advice

Some repairs make sense before listing. Others may cost more than they contribute to the sale. Painting, cleaning, landscaping, and fixing obvious maintenance issues can sometimes do more for a home’s presentation than a large renovation.

Before taking on expensive projects, I like to walk through the property with the seller and discuss which items buyers are likely to notice and how the home compares with competing listings.

3. Overlooking the First Impression

Most buyers will first see your home through listing photos and online marketing. Cluttered rooms, poor lighting, unfinished touch-ups, and neglected curb appeal can distract from the home’s strengths.

A clean, well-presented property and good photography help buyers understand what the home offers. You don’t have to make the house perfect, but you do want to give it the best reasonable presentation.

4. Waiting Too Long to Plan the Move

If you’re relocating, buying another home, or selling a property after you’ve already moved, timing matters. There may be work to coordinate before listing, and an accepted offer is not the same as a closed sale.

I recently helped a seller at 1701 Oak Street in Cayce after she had moved to the Upstate. Coordinating painting, cleaning, carpet replacement, and minor repairs locally was an important part of getting that property ready. Situations like that are why I encourage sellers to plan early, especially when they are managing the process from another city.

5. Focusing Only on the Offer Price

The highest offer isn’t always the strongest offer. Financing, contingencies, requested concessions, inspection terms, and the proposed closing date can all affect how smoothly a transaction moves forward.

When offers come in, I believe sellers should understand the full terms and how they fit their goals before making a decision.

What Should You Do Before Listing?

Whether you’re selling in Columbia, West Columbia, Cayce, or Lexington, I recommend starting with a property-specific conversation. We can look at comparable sales, the condition of your home, current competition, what may be worth doing before listing, and your preferred timeline.

You don’t have to be ready to put a sign in the yard to get started. If you’re considering a move, I’d be happy to walk through your home and help you put together a realistic selling plan.
